The report is what you are ultimately paying for, it is the legal record of your inspection findings. Many inspectors use quick un detailed reports, our report is very detailed, and will take us 40 minutes to 1.5 hours to complete - that is just for the report. Detail takes time. Sample Report>>
• Inspection Report Summary: We provide a unique summary section which is of great benefit, the summary is broken into two parts: Comments, which is General information and marginal items, and Issues, which are items that need repair or replacement and/or additional evaluation by a licensed contractor or certified technician.
• Inspection Report Delivery: We do not print the report on site, because we want the time to thoroughly look over the report,
not only to make sure nothing was missed, but to double check the grammar and spelling. We will also add some web links to sites which can provide more information on issues found at the inspection.

Price versus Cost
The cost of an item continues for days, weeks, months and even years after the price has been paid.
"How much does it cost?" is usually the question people ask when looking to purchase an inspection. That is however, not the real question they are asking. What people want to know is the price, how much money will they give to purchase the service. The price is a one-time thing; money is given and the service is done.
The cost of the inspection is different and unfortunately is usually considered last, if at all. The actual cost is includes the quality and thoroughness of your inspection. The cost of an item continues for days, weeks, months and even years after the price has been paid.
The price should not be the most important factor, compared to the cost of your home purchase, which may be your largest investment, the inspection price is usually within .1% to .15% of that cost.
Sometimes 1st Insight's inspection service fee is less than a competitors, other times about the same, and at times the fee can be higher than some competitors. However 1st Insight always promises you the most detailed, objective, and professional inspection, along with the most detailed inspection report available in Arizona. If 1st Insight has a higher fee, then please don't let a $25.00 or $50.00 difference in cost wind up costing you much more money in the long term. Hiring someone for a service is not the same as buying a consumer product, then you can compare apples to apples. If you offer superior service, you can't offer that level of service and be the cheapest.
An average 1st Insight inspection runs right at $315.00, some more, some less. Condos start as low as $195.00. It will depend upon the size (square footage), the age of the property, and additional inspected items such as a guest house, a pool, or a spa. 1st Insight's time actually inspecting at the property is generally 1.5 to 3 hours, and the inspection report time is 40 minutes to 1.5 hours. The report is very detailed, yet easy to read and comprehend, and full of digital photos.
