Inspection Services

Much more is offered than just a standard home inspection

1. Buyers Home Inspection - Request Inspection / Information>>
Your home purchase will undoubtedly be one of the largest investments of your life. At first look the home may appear to be in great condition. However, there may be a number of unobserved defects, or safety hazards. Plus there might be major household items which are near the end of their life span, items such as the roof, water heater, air conditioner, or heater.

Even though home sellers are required to disclose information about their house up front, in a disclosure form, their memory may fail, or most likely, they simply do not know about the deficiencies (issues) that might exist in their very own home.
2. New Home Warranty Expiring Inspection - Request Inspection / Information>>

You bought yourself a new home, but now your 1 year builders warranty is about to expire. The warranty was your life raft, let us inspect your home before your warranty expires. Why risk having to pay for repairs that could have been discovered with a thorough inspection? Let the builder pay to fix any found deficiencies.

You certainly don't want to pay to repair or replace any items when you sell your house. Items that the buyers home inspection might discover.

3. Sellers Home Inspection - Listing Inspection - Request Inspection / Information>>
One of the main reasons a home sale transaction can fall apart, is the inspection, or in the seller's case, lack of an inspection.

A seller's report is not meant to replace buyer's inspections. It's to uncover defects in advance so that the buyer's inspections don't become deal-breakers. Eventually your buyers are going to conduct an inspection. You may as well know what they are going to find by getting there first.

4. Move In Certified Inspection - Request Inspection / Information>>
A Move In Certified Inspection is very similar to a listing inspection, but it takes it up a notch. The inspector does a re-inspect of any items that were repaired.
MoveInCertified homes have been pre-inspected by InterNACHI certified inspectors and the sellers confirm that there are no major systems in need of immediate repair or replacement and no known safety hazards. Includes a free So You're Selling YOur Home CD.
The inspection reports are hosted on www.FetchReport.com>>.  Ask the listing agent or seller for access to view.
5. Listing Observation for Home Sellers - Request Inspection / Information>>
This inspection is similar to a Sellers Inspection, but less extensive. This inspection will cover the major exterior items of your house. This will include the foundation, exterior walls, and the roof. Any exterior HVAC systems will also be observed. An inspection of the attic can also be added for an additional fee. (Sometimes roof problems or potential roof problems will not be found without an attic inspection. Many HVAC systems are split systems and will have the air handler in the attic as well.) Includes a free So You're Selling YOur Home CD.
The purpose of this type of inspection, is to check the areas, for which many times, can be the most costly areas of the house to repair.
This is an inspection of your entire roof. It includes the exterior roof covering, the rafters, trusses, roof sheathing, roof penetrations, insulation depth, roof venting, and signs of moisture entry. So in order to do all this, the attic is part of a roof inspection.
You may ask - why don't I just get a roofing company to inspect it for free. Well unfortunately not all companies are honest, you may be told that you need a new roof, or expensive repairs when you really don't need either. As an ASHI and InterNACHI certified home inspector we do not inspect houses and give out referrals for your needed repairs, or evaluation. The reason for this is, it creates a conflict of interest, and invites an inspector to be dishonest himself- basically an inspector could get a kickback from the referred vendor.
7. Wood Infestation - Termite

8. House Check Up Inspection
Why wait for plumbing leaks, or roof leaks to happen. Or why waste energy from an attic, or an HVAC issue? Also don't let an unscrupulous contractor take advantage of you, let us be your advocate. We do not give any contractor referrals, or make any repairs, so we have no monetary objective to find any problems.
9. Annual Inspections
Most homeowners really to not pay attention to the maintenance needs of their greatest investment - their home.
Let 1st Insight conduct annual inspections on your home. Look at this service as insurance for your home. A lack of proper maintenance, is what often leads to thousands unexpected in expenses.
